Today’s market in the field of construction related services is being overwhelmed by the need of contracts, therefore, there have been an ever growing number of complaints due to the inherent risk within attractive low professional fees, and low cost per footage offered.

Throughout the implementation of the following Construction Auditing scope of services, we will give you peace of mind by making sure that your dream does not become a nightmare.
- Provide input to OWNER and monitor implementation of guidelines for cost and time tracking on the project.
a) Provide input to OWNER and guidance to the contractor regarding consistent project accounting and tracking methodologies.
b) Provide input to OWNER regarding the establishment of acceptable schedules of value for the project.
- Monitor and track project expenditures.
a) Review and provide recommendations to OWNER regarding efficient and effective project expenditure monitoring.
b) Monitor payments on a monthly basis for compliance with contractual terms and Owner’s policy and procedures.
c) Assist OWNER in tracking and confirming contingency status, allowances, buyout savings, and identified cost recoveries.
- Assist OWNER in validating appropriate contractor general conditions payments as part of the monthly application for payment process.
a) Review monthly billings for compliance with terms of contract agreement.
b) Assist OWNER with reviewing monthly application for payment request.
c) Review and confirm appropriate support for all of the contractor’s general conditions and reimbursable payments.
d) Periodic review of vendor records to ensure that subcontractor and purchase order amounts conform with the approved schedules of value.
- Provide analysis and review of Change Proposals and Change Orders, including but not limited to:
a) Confirm that proposed changes are appropriate in terms of the original scope of project.
b) Verification of the appropriate markup per the contract agreement.
c) Confirmation of the reasonableness of change proposal/order pricing.
- Attend various meetings at OWNER's request, including but not limited to:
a) Progress meetings.
b) Meetings to resolve issues and payment concerns with the contractor, subcontractor, design professional, and/or consultant.
- Provide biweekly written reports of activities and results of expenditure reviews, monitoring activities, and project cost tracking.
a) Document project expenditure progress.
b) Provide reports to OWNER on findings or reviews and any potential cost recovery items.
