No matter if designs and blueprints are finalized, or if your construction already begun, or if you are just planning to buy land and develop it, or construction process has finalized, is never too late. We can help you in every step of the way, from reviewing initial scope of the project / investment, to making sure architectural designs and blueprints given to you will not turn “against” you due to lack of technical information, or by the excess of footage not budgeted.
Our scope of services include:
- Due diligence regarding the land you are interested in, or planning to build on.
- Helping you find alternative sites should you need to.
- Technical auditing of designs and blueprints (architectural, structural, electrical, mechanical).
- Technical auditing of construction process.
Before construction begins, we will coordinate with your architect and builder making sure you have revised the timeline, cash flow, as well as that all permits have been issued, avoiding legal liability due to starting construction without complete set of permits.
A detailed budget is one of the most important issues you most have before starting construction; therefore, we can revise it and alert you about expenses, costs or miscalculations you are not aware of.
During building process we will visited the site every other week in order to identify incomplete or unclear design documents that may lead to either questions or mistakes in execution. Both, errors and omissions lead to misstatements concerning financial reporting and cause problems, therefore, as part of our detail services, we will find out how your project is being coded in the general ledger account and determine whether the project should remain active.
Exposures will be reduced by verifying that the following control issues are adequately addressed by your construction company and all professionals involved in your project:
- Review and approval process, including project initiation, budgeting, and changes.
- Management oversight, risk management, and legal involvement.
- Project documentation and reporting process.
- Conflicts of interest, including issues related to fraud, acceptance of gifts, and indirect gifts.
- Construction administration process, including a right-to-audit clause, change orders, substitutions, project overruns, and lien waivers.
- Bid and award process, including project size; contractor solicitation, reference, and selection; and controls over bid opening.
- Project completion and close-out. Standard contracts, such as the official contract issue by the Costa Rican Board of Engineers and Architects (CFIA) offer excellent model in terms of protecting your interests. Our legal counsel could adapt the CFIA documents for your specific needs
